Lawful Development Certificate
£900 – £1,800 fee
Proves your project is permitted development. Useful when you sell.
Full planning (larger projects)
£3,000+ fee
For bigger or more sensitive sites. We quote a fixed fee after the first call.

What happens if my planning application is refused?
A refusal is rarely the end. We read the council's reasons, adjust the design, and resubmit — and we plan for that possibility from the start.
How long does planning permission take?
A householder application usually takes about eight weeks once submitted. We handle any questions the council asks during that time.
Do I always need planning permission?
No. Many projects are permitted development. We tell you on the first call which route yours needs, so you don't pay for an application you don't need.
Can you help after another architectural designer's refusal?
Yes. We often pick up refused applications, work out what went wrong, and get them through. Bring us the refusal and we'll be straight with you.
