A free Build, Wait or Move Call
Before you spend anything, we talk through your home, your budget and what you actually need. You get an honest answer — build, wait or move — even if that answer earns us nothing.

One fixed design fee, agreed in writing
You know the full cost of our work before it starts. It only changes if you change the scope, and we'd tell you first. We never charge a percentage of your build cost.

Measured survey and a live design session
We survey your home, then design it with you on screen so you see it take shape and steer it, rather than waiting weeks for drawings you didn't ask for.

Planning handled for you
Planning or permitted-development drawings, the application submitted and managed, and the council dealt with on your behalf. If it's refused, we have a plan B.

Building regulations and technical drawings
The construction-ready drawings your builder prices and builds from, with the structural engineer briefed and coordinated by us. Included in the fixed fee, not an extra.

See the design before anyone picks up a brick, so decisions get made on screen rather than on site where they cost money.
What's not included
- •Council planning and building control application fees (paid to the council).
- •The structural engineer's own calculations fee and any specialist surveys (we tell you about these up front).
- •The build itself, which you pay to your builder. We help you budget for it realistically.

What does Diogel Architecture offer?
A free Build, Wait or Move Call that gives you an honest answer about your home, followed by a fixed-fee architectural design service covering survey, design, planning, building regulations and technical drawings for home extensions, loft conversions and garage conversions across England and Wales.
Is the call really free, and is there a catch?
It's free and there's no obligation. We'll tell you if extending isn't the right move for you — some people leave the call deciding to wait or to move, and that's a good outcome. We'd rather have your trust in three years than a regretful client now.
How is the design fee calculated?
It's a fixed fee for a defined scope, confirmed in writing after the free call once we understand your home. It is not a percentage of your build cost, so a bigger budget doesn't mean a bigger bill for the same drawings.
Are you architects?
We're architectural designers. 'Architect' is a legally protected title in the UK reserved for people on the Architects Registration Board, and we're not on that register. We do the same residential design, planning and building regulations work for home extensions and conversions, to a fixed fee.
Where do you work?
Across England and Wales, with most of our completed projects in North Wales, Cheshire, Greater Manchester, Merseyside, Lancashire, Shropshire, Birmingham, Bedfordshire, Luton and Milton Keynes.
What happens after the call?
If extending is right for you, we send a written fixed-fee proposal. If you go ahead, we survey, design with you live, submit planning, then produce the building regulations and technical drawings your builder needs. Your job is to open the door, come to the meetings and pay the invoices.
