Velux / roof-light conversion
£30,000 – £45,000 build cost
No change to the roof shape. The simplest and cheapest route where height allows.
Dormer loft conversion
£45,000 – £70,000 build cost
Adds head height and floor space. The most popular family choice.
Hip-to-gable / mansard
£60,000 – £90,000 build cost
The biggest gain in usable space, often needs full planning permission.

Is my roof tall enough for a loft conversion?
You usually need about 2.2 metres of height at the highest point. We check this for you early so you don't waste money on a design that can't work.
Do loft conversions need planning permission?
Many are permitted development, but dormers and mansards often need permission. We tell you which yours needs on the first call.
Where will the stairs go?
The staircase is the hardest part of any loft. We design it first, because if the stairs don't work, the whole conversion doesn't work.
How much does a loft conversion cost?
Most family loft conversions cost £30,000–£70,000 to build. Our design fee is fixed and agreed up front.
Will it add a proper bedroom I can sell on?
Only if it meets building regulations for head height, stairs and fire safety. We design to that standard so it counts as a real bedroom.
