The family had reached the point that comes for most growing households — the home they loved didn't quite fit them anymore. The obvious next step, on paper, was to sell up and move somewhere bigger.
But moving isn't simple or cheap. Stamp duty, estate agent fees, the upheaval of packing up a family life and starting again somewhere unfamiliar — set against a home, a street and routines they already loved. They wanted to know honestly whether extending could give them what a move would, without any of that.
What they needed wasn't a hard sell on either option. It was a straight answer about whether their existing home could genuinely be made to work — and what that would take.
Our approach
An honest conversation, then a clear plan to stay
This was a Clear Guidance project, so before any design work began, we talked through the real choice in front of them — build, wait, or move — and gave them an honest view on what their ST21 property could realistically take on, rather than assuming the answer was always 'build bigger'.
Once extending was clearly the right call, we agreed a fixed fee upfront and handled the planning process in full, so they weren't left interpreting council rules on their own. We visualised the new rear extension and kitchen-diner in detail, so they could see the space they'd be gaining before a single wall came down.
At every stage we kept them clear on what was happening and why — so a decision that could have felt like a gamble instead felt considered and safe.

The result is a light-filled rear extension with bi-fold doors opening onto the garden, and a kitchen-diner with proper room to cook, eat and gather — genuinely more space, achieved without a single house viewing.
