In Luton (LU2), a growing family had run out of room. Family visits meant squeezing round a table that wasn't built for it, and the house no longer felt like the fresh, modern home they wanted to be proud of. So we designed an extension around them.

The challenge

A house too small for the life happening in it

The family had reached the point most homeowners recognise: the house that once fit them now didn't. Rooms felt tight, family visits meant shuffling furniture and eating in shifts, and day-to-day life had a background hum of needing more space.

What mattered to them wasn't complicated — a home that felt modern, that looked and felt fresh, and that they could be genuinely proud of when people came round. Somewhere comfortable enough that having family to stay didn't feel like a squeeze.

And the usual worry sitting underneath it all: spending real money and ending up with something that still didn't fit, or a design and planning process that dragged on with no clear end in sight.

Our approach

An extension designed around how this family actually lives

This was a Made-for-You Design project, so before any lines were drawn we looked at how the family actually used their home — where they ate, how they liked to host, what more space really meant for them day to day.

We agreed a fixed fee up front, so there were no surprises on cost, and we visualised the design so they could see and feel the finished extension before committing to it — the timber-clad addition, the run of glazing opening onto the garden, the room it would give them for family visits.

We handled the planning process on their behalf, so the technical side of getting the scheme approved wasn't something they had to learn from scratch. Their job was to tell us what mattered and make the decisions that were genuinely theirs — we carried the rest.
