This was a Clear Guidance project, so our focus from the first conversation was making the process plain — what was possible on their B61 property, what planning would involve, and what the realistic timeline looked like.
We agreed a fixed fee upfront, so cost was never a moving target, and we handled the planning process on their behalf so they weren't left interpreting council correspondence themselves. We visualised the new kitchen-diner in detail — the island, the light, the connection to the garden — so they could see exactly what they were getting before committing.
At every stage we kept them clear on what was happening and why, so the stress that usually comes with a big renovation never really took hold.
