The Leyland annex that gave two grown-up sons a place of their own
In Leyland (PR25), a widow wanted her two grown-up sons to have proper independence — space that was genuinely theirs — without losing the closeness of family life next door. An old, unstable double garage wasn't doing anyone any good sitting empty. So we turned it into the answer.

The challenge
A garage going to waste, and sons who needed their own space
The existing double garage was past its best — not stable enough to safely add a second storey as it stood — while both of her sons had reached the stage where they needed genuine independence: their own front door, their own space, without moving away from a mother who wanted to stay close.
It's a brief a lot of families will recognise in outline, even if the details are their own: grown-up children who still need support, and a home that hasn't caught up with what the family actually needs now.
She'd also been let down before — a previous builder had left snagging work unresolved — so trust in getting this one right, from people who'd see it through properly, mattered as much as the design itself.
Our approach
A separate space, designed around this family
This was a Made-for-You Design project, so we started with what independence actually needed to look like for this family — a self-contained space with its own kitchen and living area, and a bedroom, built by demolishing the unstable garage and rebuilding in its place.
Because the property sits in a rural setting backing onto open fields, we flagged early that a heritage impact assessment would likely be needed and that the planning process would probably take longer than a typical extension — better to know that upfront than be surprised by it later.
We agreed a fixed design fee before any work began, and visualised the scheme so she could see the new annex — and how it would sit alongside the house — before committing to it.

The design turns a garage that had become dead weight into a genuine two-storey annex — independent living space for her sons, built where an unused, unstable structure used to stand.
