The challenge

Wanting more from the house, without an open cheque book

The family's home had fallen behind what they needed and how they wanted to live. It wasn't dramatic — just a kitchen and living space that felt dated and cramped, the kind of thing you notice every day but keep putting off fixing.

They wanted the obvious things: somewhere more modern, more comfortable, somewhere they'd feel proud to be in. But like most homeowners looking at an extension, they'd heard the stories about costs creeping past the original number, and they didn't want to sign up for that kind of uncertainty.

Our approach

A fixed fee, agreed before anything started

This was a Stay on Budget project, so before any design work began we agreed a fixed fee for our part of the job — no percentage-of-build-cost creep, no surprise invoices later on. They knew what the design and planning stage would cost from day one.

We then focused the design on real, visible improvements within that budget: a bright, open kitchen-diner with space to cook, eat and sit together, and doors that open the room out to the garden. Every decision was about getting genuine value into the space, not adding extras that pushed the number up.

They didn't need to chase us for costs or wonder what was included — the fee was set, the scope was set, and we kept them updated at each stage so there were no surprises.
