In Liverpool (L11), a family's home wasn't quite giving them the comfort or the space they needed for everyday life. They wanted that to change, without the stress of working it all out themselves. So we guided them through it, end to end.

A home that wasn't quite comfortable enough
The family's day-to-day living arrangements weren't working the way they needed to. Nothing dramatic — just the accumulated friction of a home that didn't quite have the space or the flow for how they actually lived.
They wanted more comfort and a better set-up for family life, but like many people looking at their first extension, they weren't sure where to start — what was possible, what planning would allow, or how to avoid getting it wrong.
Underneath it was the usual worry: committing money to a project they didn't fully understand, and hoping it worked out rather than knowing it would.
Our approach
Guided through every decision, start to finish
As a Clear Guidance project, our focus was on taking the uncertainty away rather than adding to it. We talked through what would genuinely improve their day-to-day living, gave them honest advice on what was achievable, and made sure they understood their options before any commitment was made.
We agreed a fixed fee upfront, handled the planning process on their behalf, and visualised the design so they could see the extension — and the garden beyond it — before a single brick was laid.
They didn't need to become experts in planning policy or building regulations. That was our job. Theirs was to tell us what mattered to them and make the decisions that were genuinely theirs to make.

Do I need planning permission for a house extension in Liverpool?
Not always. Many single-storey rear extensions fall under permitted development if they stay within the size and height limits set out by the council, meaning no full application is needed. Larger extensions, or homes in a conservation area, are more likely to need one. We check exactly where your property stands before any design work begins.
What counts as permitted development for a rear extension in L11?
For most semi-detached and terraced houses, a single-storey rear extension can extend up to 3 metres under permitted development, or up to 6 metres under the extended Larger Home Extension scheme, subject to a neighbour consultation process.
