A loft that became the bedroom they thought they'd have to move for
The situation before
A couple with two growing children in a three-bed semi. The kids were sharing, and a third bedroom felt impossible without moving away from a school and street they loved.
What triggered it
“We'd been putting it off for years. We assumed the loft was too low and moving was the only answer.”
How we challenged the brief
They asked for the biggest dormer possible. We pushed back: a slightly smaller dormer kept the roofline elegant, sailed through permitted development, and still fit a double bedroom plus en-suite. Bigger would have meant a planning application and months of delay.
The design solution
A rear dormer with a carefully placed staircase off the existing landing, an en-suite tucked under the ridge, and two roof lights to fill the room with morning light.

An independent valuation put the uplift at around £55,000 — comfortably more than the project cost — and the family stayed exactly where they wanted to be.
