The Leyland family who gave their grown-up sons room of their own

In Leyland (PR25), a growing family needed something a lot of parents will recognise — grown-up sons who needed their own space, without the family losing the home they all shared. So we designed for both at once.

The challenge

Grown-up sons, and a house that hadn't caught up

With a 25-year-old and a 17-year-old still at home, the family had outgrown the arrangement that worked when the boys were younger. Everyone needed a bit more independence — space to come and go, host friends, and have a life of their own, without the whole household feeling the squeeze.

The parents wanted to support that stage of life properly, not just make do. But that meant balancing two things at once: giving the sons genuine independence, while keeping the home a place the whole family still wanted to share.

It's a specific, personal brief — not one a standard house extension answers off the shelf.

Our approach

Space shaped around this exact family

This was a Made-for-You Design project, so we designed around the family's actual situation — two young adults at different stages, and parents wanting to give them room without losing the connection of a shared home.

The scheme reworks the home to give proper separation where it's needed — including a first-floor space with its own balcony — alongside a bright, open living, kitchen and dining area downstairs where the whole family can still come together. We visualised the whole scheme so the family could see how the balance would feel before committing to it.

We agreed the design fee up front and guided the family through every decision, so the process stayed focused on getting the balance right for their specific household, not managing surprises.

A family in Leyland who wanted independence for their sons, aged 25 and 17, alongside a home that still worked for everyone.

The outcome

Independence for the sons, togetherness for the family

The home now gives the sons real independence — their own space, with a balcony and separation from the rest of the house — while the open-plan living, kitchen and dining space downstairs remains the heart of the home for the whole family.

It's a home that grew up with the family, rather than one they had to grow around.

Good to know

Extending in Leyland

Do I need planning permission to add a balcony or first-floor space in Leyland (PR25)?

Generally, yes — first-floor additions and balconies typically fall outside permitted development and need a full planning application, particularly where they affect privacy for neighbouring properties. We handle this process for you, from the initial checks through to submission.

What are the permitted development limits for a rear extension in South Ribble?

Single-storey rear extensions often qualify under permitted development if they stay within size and height limits, but anything involving upper floors — like independent space for adult children — usually needs planning permission. We confirm exactly what your property allows before design work begins.

How much does an architectural designer cost for a project like this?

We agree a fixed fee up front for the whole design and planning process, regardless of how the brief evolves along the way, so you always know what you're paying for.
